With our partnerships, we have a large internet marketing budget designed to drive direct bookings, minimizing OTA commissions. We auto-message every OTA checkout directing guests toward booking direct for future stays, also saving them a substantial service fee.


  • Through our partnership with True North Property Management, a leading STR company in the US, we list select properties on Marriott Homes & Villas. Marriott Bonvoy members can use their points to book your properties and you get paid as usual. This provides an enormous visibility benefit! Marriott Homes & Villas is exclusive to property managers; individual homeowners interested in listing on Marriott need to be working with a property management company vetted by the Homes & Villas team.


  • Analytics tools for precise market analysis as well as a deep connection and understanding of the market – this helps in property placement and understanding of estimated performance and potential.


  • Retargeting: Quarterly newsletter to a large database of previous guests and subscribers, as well as new listing notifications. We send out periodic marketing emails for different events / periods and in times when we need to create demand due to slower demand periods.


  • Photography: This is one of, if not the most important aspect of marketing a property. We hire the best photographers in Jamaica. Pre-shoot, we stage each property to ensure when the photos come in, your property looks exceptional.

Based on demand, we then use dynamic pricing that adjusts daily, to meet that demand based on your property type. On average, from results provided by our software company and our experience, we drive revenue uplift of 12-20% vs. a static pricing strategy.


Dynamic vs. Static Pricing:

Dynamic pricing increases revenue during high demand periods while static pricing misses out on potential revenue. Our software adjusts prices within a threshold to meet demand and capture missed revenue, resulting in more income annually. Our revenue manager analyzes your property daily and makes micro-adjustments based on past and future performance and comparable properties to achieve a higher average nightly rate.

PROPERTY CARE

  • We have strict house rules for each property to deter unwanted guests or groups from booking and reduce any wear and tear. Owners can customize this list for their property. Any damages or wear and tear will be addressed by our team and charged as a guest or owner expense.


  • Every guest is required to purchase damage insurance. For any damages that exceed the $350 coverage, their card on file will be charged for the balance. Damage deposits can also be charged additionally at owner request.
